Not so lonely in Footscray high-tech shared work space

March 1, 2016 5:56 am Published by

Impact Investment Group has launched a technology and co-working space hub called The Dream Factory for the former Lonely Planet building in Footscray.

The building, a refurbished 7000-square-metre woolstore on the Maribyrnong river, will also feature Australia’s first commercial Tesla battery system and 200kWh of rooftop solar panels.

Impact Investment Group, owned by chief executive Chris Lock and Small Giants, the private investment company of Berry Liberman and Daniel Almagor, has already leased 70 per cent of the building.

IIG bought the property nearly 12 months ago, paying $13.5 million on a high 13 per cent passing yield.

Mr Lock said buying the building was a riskier acquisition than the group was used to making, given that Lonely Planet’s lease was finishing in October. Lonely Planet is moving to the CBD.

“The opportunity came up and we fell in love with the building and what it could be transformed into,” he said.

Mr Lock was confident the remaining 1600 square metres would be leased quickly but any prospective tenants would have to fit with the building’s focus on design, technology and social change.

The three-year-old IIG has $400 million in funds under management and operates as a syndicator with each of its 13 buildings owned by a separate stand-alone syndicate.

The building also features a 1000-square-metre rooftop garden, communal kitchen facilities and an 86-space car park. Savills and Lemon Baxter are handling the leasing.

Co-working space Inspire9, which already operates in Stewart Street Richmond, is taking out 2300 square metres of space including a large MakerSpace in the basement where a 3D printer and sewing machines will be among the hardware on offer.

Inspire9’s general manager Melina Chan said the co-working space’s market is growing rapidly with international players also starting to move into Australia.

“Twelve months ago I would have said there were less than 50 spaces but now it’s more like 150 to 200,” Ms Chan said.

The US group WeWork, which is understood to be looking for large CBD-based office space and the Regus-owned Spaces already has a footprint in Melbourne.

$2.5M, 5-year grant awarded to improve Trenton’s health

$2.5M, 5-year grant awarded to improve Trenton’s health | NJ.com Celebrating the Trenton Health Team’s selection as a recipient of a $2.5 million grant are, from left, Debra Birkenstamm, corporate director of population health, Lourdes Health System/St. Austin Health Center; James Romano, M.D., chief medical officer, SFMC; Vince Costantino, chief administrative officer, SFMC; Gregory Paulson, executive director, Trenton Health Team; Trenton Mayor Eric Jackson; Robert Remstein, vice president for accountable care, Capital Health; Martha Davidson, director of development, THT.

TRENTON The Trenton Health Team was awarded a $2.5 million, five-year grant that will allow it to continue finding ways to improve the health and wellbeing of Trenton residents.

The city was one of six communities selected nationwide for Trinity Health’s Transforming Communities Initiative, which is aimed at reducing rates of smoking and childhood obesity, improving access to nutrition and physical activity opportunities, reducing health disparities and enhancing community wellness and resiliency.

The grant would build on efforts the team has made over the past several years.

“We are proud to partner with Trenton Health Team in bringing this initiative to the Trenton community, where we have a commitment to investing in population health,” said Vince Costantino, chief administrative officer of St. Francis Medical Center, an affiliate of Trinity Health.

“We view this as an important part of our health ministry bringing preventative and educational services beyond our hospital walls through vital partnerships with the Trenton Health Team and like-minded organizations.”

The Trenton Health Team, a coalition of local hospitals and the city’s health department, will develop a detailed action and evaluation plan for the initiative.

Among its key partners are Capital Health, Henry J. Austin Health Center, Isles, Inc., the Trenton YMCA and the New Jersey Partnership for Healthy Kids-Trenton, Millhill Child and Family Development, Catholic Charities’ El Centro, Children’s Home Society of New Jersey and Children’s Future.

“These types of partnerships help break down the unintended community silos that can stand in the way of good health,” said Quentin Moore, director of population health and disparities prevention for Trinity Health.

How charities and social enterprise can overcome barriers to growth

How charities and social enterprise can overcome barriers to growth

How charities and social enterprise can overcome barriers to growth

Never fear, writes Rohan Martyres of CAN, solutions are closer than you think.

The Social Enterprise UK’s State of the Sector 2015 survey revealed some of the top barriers facing both fledgling and established VCSE (voluntary, community and social enterprise) organisations. While these issues appear diverse, in my seven years supporting social enterprises I have learned that VCSE organisations can address them all through careful consideration of their business plans and financial models.

Business planning and financial modelling

A solid business plan is the foundation for any venture that wants to avoid being just a flash in the pan and instead achieve sustainability. Some of the best ones I’ve seen are only four or five pages and provide useful clarity on:

The market opportunities to have a positive social impact and make a surplusAn honest appraisal of the organisation’s strengths and weaknesses (compared to others) to make the most of this Forecast numbers of beneficiaries and customers and how they will be securedThe human and other non-financial resources involved to deliverThe track record of trustees and senior management, and any talent gapsAn outline of the finances that the plan implies.

A key part of your business plan is a solid financial model. By the very nature of their social missions, VCSEs will be attracted to affordable or subsidised office space, which often results in like-minded organisations working under the same roof.
